Red Rock Ranch

Some large properties create privacy with distance. Red Rock Ranch creates it with geography. The 5,395-acre Oklahoma holding is bordered on three sides by nearly nine miles of the Arkansas River and reached by a single public road.

The $32.5 million offering is not raw acreage waiting for a purpose. A lodge compound sits above the river and includes a 1,900-square-foot lodge, two matching cottages of approximately 2,700 square feet each, and a 2,023-square-foot owner’s residence. The public offering states that the residences and support structures were comprehensively remodeled between 2022 and 2024.

The land supports several overlapping uses. More than 400 acres were planted in wheat and corn, while the ranch maintained a cattle operation and produced hay in 2025. Twenty-two ponds support livestock and wildlife; six are managed for fishing. Eleven miles of maintained gravel roads and 22 miles of trails make the property accessible without reducing it to a conventional working landscape.

Red Rock Ranch is best understood as land with its systems already in place: residences, roads, water, agricultural activity, staff infrastructure, recreation, and fiber-optic service. The river supplies the boundary. Decades of stewardship supply the readiness. John Wildin and Brett Grier of Hall and Hall represent the offering.

The ownership perspective

Red Rock Ranch offers a useful distinction between acreage and an established place. The residences, roads, trails, ponds, and agricultural ground describe a property with several existing systems. Those systems shape the way the holding can be experienced. Recreation, hosting, and land management are related here, even though each has its own demands.

The river gives the ranch its most memorable boundary, but the practical reading starts with the existing improvements and routes through the land. A buyer considering the whole holding would need to understand how those elements connect and how the current uses are supported. The editorial proposition is the combination: substantial land, several places to stay, and an already developed network for reaching different parts of the ranch.
