Cedar Cliff Mediterranean villa on its private waterfront peninsula in Riverside, Connecticut

Riverside, Connecticut

A world of its own.

A gated peninsula, more than 1,250 feet of shoreline, and a direct line toward Manhattan give this $100 million estate a scale that is difficult to duplicate.

Cedar Cliff

Cedar Cliff does not simply sit beside Long Island Sound; it occupies a gated peninsula of its own. The 2.91-acre setting rises above the flood zone and reaches along more than 1,250 feet of direct waterfront, creating a degree of privacy and visual command that even coastal Greenwich rarely offers.

The Mediterranean villa contains approximately 13,163 square feet, with eight generously scaled bedrooms oriented toward the water. Pre-war craftsmanship runs through the original rooms, while an East Wing added in the early 2000s brings a more contemporary layer: a private primary suite, custom office, wine cellar, and a theater designed for as many as 20 guests. A three-level elevator connects the house, and a professional recording studio gives one room an unusually specific purpose.

The grounds function as a private coastal club. A substantial stone pier and deep-water dock open directly to the Sound. A seaside tennis court, illuminated for evening play, sits near a pool and spa with a cabana containing its own fitness room, kitchenette, bath, and changing areas. Stone terraces descend toward Greenwich Cove, with a bluestone bar positioned for the view.

At $100 million, the proposition is as much about the land as the residence: a complete waterfront environment, less than an hour from Manhattan, held behind one set of gates. Leslie McElwreath of Sotheby’s International Realty represents the offering.

The ownership perspective

At Cedar Cliff, the strongest relationship is between the house and the water around it. A peninsula creates several outward-facing edges rather than one principal waterfront elevation. The terraces, dock, pool, and tennis court therefore belong to a wider idea of the estate: the grounds are part of the living program. For a reader considering the offering, the important distinction is that the property combines several ways to spend time by the Sound within the same private boundary.

That breadth also makes the ownership brief more specific. A residence with substantial waterfront and separate recreational facilities asks to be understood as a complete environment. The arrangement of guest spaces, service areas, and outdoor destinations matters alongside the principal rooms. Cedar Cliff’s appeal lies in that combination of separation and proximity: a substantial private setting whose marketing also emphasizes its relationship to Manhattan.
